Studio ADU
A self-contained studio with kitchenette and bathroom — the most common garage-to-ADU layout in a 2-car garage.

Turn an under-used garage into a permitted ADU, rental studio, family suite or home office. Tell us about your project and we’ll connect you with one independent, licensed local contractor — free.
A garage already has a slab, walls and a roof. That’s why converting it is often one of the most cost-effective ways to add a living space — compared with building a new detached ADU.
A permitted ADU can be rented long-term, separately from the main house — a steady monthly income from space that now stores boxes.
Aging parents, adult children or a caregiver get privacy and independence — close by, on your own lot.
Finished, permitted living area is more useful than a cluttered garage — and a legal ADU is something future buyers can see on paper.
Most projects fall into one of these layouts. The right one depends on your garage size, budget and goal.

A self-contained studio with kitchenette and bathroom — the most common garage-to-ADU layout in a 2-car garage.

A separate bedroom, full kitchen and bath. Usually needs a 2- or 3-car garage, or a small addition.

A quiet, insulated, permitted workspace with windows, power and climate control.

Private space for parents, adult kids or caregivers, with its own bath and entry.
Up to 500 sq ft within an attached garage, with an efficiency kitchen; may share a bathroom with the house. Owner must live on site.
Finished, insulated space for fitness, hobbies or a playroom — typically the lowest-cost conversion.

Two minutes: garage size, your goal, budget and timing.
We share your request with one licensed local contractor — no bidding war, no spam list.
The contractor reviews your garage and gives you their own written estimate.
Plans are prepared and submitted to your city or LA County for zoning and building approval.
Construction, city inspections and final sign-off — handled under your contract with the contractor.
Steps 3–5 are performed by the independent contractor you choose to hire, under your own contract with them.
Published ranges are wide because projects are so different. A basic finished room without plumbing costs far less than a full ADU with a kitchen and bathroom.
| Scope | Typical published range |
|---|---|
| Lancaster garage conversion (all scopes) | $7,500 – $75,000 |
| Basic conversion, CA (no full ADU) | $20,000 – $55,000 |
| Full garage-to-ADU, CA | $50,000 – $100,000+ |

It depends on where your home is. Incorporated cities run their own process; the unincorporated communities are handled by the county.

Yes, with permits. California state law allows ADUs created by converting an existing garage, and cities review complete ADU applications ministerially (no public hearing). Palmdale's handout, for example, says ADU projects need a Zoning Clearance and a Building Permit before construction. Unpermitted conversions can cause problems with insurance, resale and code enforcement.
Generally no. Under state ADU law, a city cannot require replacement parking when a garage is converted to an ADU, and the City of Palmdale's ADU handout states: “No replacement parking required when converting a garage to an ADU.” Source: California HCD, ADU Handbook; City of Palmdale, ADU Handout (PDF).
It depends mostly on whether you add a kitchen and bathroom. Published ranges run from about $7,500 for a basic room up to $75,000+ locally, and roughly $50,000–$100,000+ for a full ADU conversion in California. See the cost guide for sources. Only a licensed contractor's written bid tells you your real number.

Yes. Homeowners never pay us anything. If you hire the contractor, you pay the contractor under your own written contract with them.
No. Lancaster Garage Conversion is a referral service. We do not perform construction work, give construction bids, or take payments for work. All work is performed by the independent licensed contractor you choose to hire.
Permits come first. Palmdale's ADU handout says a complete Zoning Clearance may be approved in 30 days and a complete ADU building permit within 45 days. Construction time depends on scope and the contractor's schedule — ask for a written timeline in the contractor's proposal.
Usually yes, as a long-term rental. Palmdale's handout says ADUs can be rented separately from the main house but not for periods of less than 31 days, and owners are not required to live on site for an ADU (they are for a JADU). Check your own city's current rules and any HOA rules.
